Free · 1–2 weeks
Consult
We meet at the property, walk the work, and listen. You'll get a clear-eyed read on what's possible, what's hard, and roughly what it costs — before you sign anything.

- On-site walk and listening session
- Feasibility read on lot, structure, and code
- Rough budget range
- Recommended path forward

4–10 weeks
Design
We work with your architect or designer — or recommend one we trust — to develop drawings the city will permit and we can actually build. Materials and finishes get sampled and approved here, not on the job site.
Deliverables
- Drawings to permit set
- Engineering and consultants coordinated
- Material and finish samples approved
- Hard-bid contract delivered

Project-dependent
Build
Same crew, every day. Daily cleanup, weekly look-ahead, dust containment on every shift. You'll know what's happening before it happens, and so will your neighbors.
Deliverables
- Full demolition and structural
- MEP rough-in and inspections
- Finish carpentry, tile, paint, and fixtures
- Daily progress communication

04
1–2 weeks
Walkthrough
We do the punch list before we hand over the keys, not after. Final inspections, clean install of every fixture, and a final walkthrough together. The job is not completed until you are happy.

- Punch-list completion
- Final inspections cleared
- Owner manuals and product docs
- The job isn't done until you're happy
